Kumutoto Site 9 (Bell Gully Building) is a 5-storey low rise base-isolated building situated on Wellington's waterfront.  The site was constricted on one end by a heritage building and also had height restrictions. The offices cantilever over the street level walkway to maximise on the constricted site.

In November 2023 Site 9 won the Commercial Architecture category of the New Zealand Architecture awards for its ingenuity and sensitive urban design, material durability and clever internal planning amongst others.
